Zoning

What is Zoning

A short version of an answer to this question is as follows: “Regulation of building and land use inunincorporated territory for public purposes.”
In 1993, St. Clair Township voters adopted their own Zoning Resolution, as provided for by the Ohio RevisedCode, Section 519. Prior to 1993, St. Clair Township Zoning matters were governed by Butler County ZoningRegulations. Those regulations were established in 1959.
Zoning is the regulation of the location, height, bulk, number of stories and size of building and otherstructures, percentage of lot area which may be occupied, set backs, sizes of yards, density of population, theuses of building and other structures and the use of land for trade, industry, residence, recreation or otherpurposes in the unincorporated territory of the township. Further, zoning regulations divide theunincorporated areas of the township into districts that best accommodate various uses for the land.

Zoning Commission

St. Clair Township has a Zoning Commission, which established the zoning regulations. This five-member commission rules on request for changes in the Zoning District within the Township.
Their meetings are held on the third Thursday of each month at 7:00 p.m.

Please note, the Zoning Commission meets only when it has business to consider. Please call the office at 513-887-0205 to determine if a meeting is being held if you are planning to attend.

Board of Zoning Appeals

Also, there is a Board of Zoning Appeals which rules on requests for deviation from Zoning Regulations, in theform of variances and/or conditional uses of property as exceptions to the Zoning Resolution.
Their meetings are held on the third Wednesday of each month at 7:30 p.m.

Zoning Administration/Inspector

The Zoning Inspector is responsible for periodic inspections of property within the township, looking for violations of the Zoning Resolution.

A St. Clair Township Zoning Certificate is required in order to apply for a building permit from the Butler County Building Department, as well as to erect or install a fence, swimming pool, deck, or any building larger than 120 square feet in size.
